Bart <br /> <br /> Bermuda Magisterial District <br />Curtis Elementary, Chester.Middle and Thomas Dale High School Districts <br />East line of Old Centralia Road <br /> <br />REQ~ST: <br /> <br />Rezoning fxom Agricultural' (A), Residential (R-15), Light Industrial (I-1) and <br />General-Business (C-5) to Residential' (R-12). <br /> <br />PROPOSED LAND USE: <br /> <br />A'single family residential subdivision containing a maximum of 130 dwelling units <br />with a minimum tot size of 12,000 square feet is planned. <br /> <br />PLANNING COMMISSION RECOMMENDATION <br /> <br />RECOMMEND APPROVAL AND .ACCEPTANCE OF THE PROFFERED CONDITIONS ON <br />PAGES 2AND 3. <br /> <br />STAFF RECOMMENDATION <br /> <br />Recommend approval, for the following reasons: <br /> <br />The proposed zoning and land use conform to the Chester Village Plan which <br />suggests the property is appropriate for'single family residential use of 1.01 to 4 units <br />per acre. <br /> <br />The proposed zoning and land use are representative of existing and anticipated <br />development. <br /> <br />C. The proffered conditions address the impacts of this development on necessary <br /> <br />Providing a FIRST CHOICE Community Through Excellence in Public Service. <br /> <br /> <br />
