RECOMMENDATION Recommend approval for the following reasons: A. This request is for renewal of a previously approved manufactured home permit. B. This request will not have an adverse impact on the character of this residential area. CONDITIONS 1. The applicant shall be the owner and occupant of the manufactured home. (P) 2. Manufactured home permit shall be granted for a period not to exceed seven (7) years from date of approval. (P) 3. This manufactured home permit shall be for the existing manufactured home only (1974 Castle, Blue and White, 12' by 60'). The first permit was issued to the applicant in 1971. However, the first permit for the existing manufactured home was issued on April 26, 1978. The manufactured home is located on 0.9 acre and is owned by the applicant. 2 09SN0113-SEP24-BOS-RPT This request, which is for seven (7) years, is located within the boundaries of the Consolidated Eastern Area Plan which suggests the property is appropriate for residential use of 4.0 units per acre or less. Adjacent properties are zoned Residential (R-7) and Community Business (C-3). The subject property is located off the northeast line of Appomattox Street in the Chesterfield Manor Subdivision. The Chesterfield Manor Subdivision was recorded on July 14, 1933. This residential area is undergoing transformation with the new development of single-family dwellings. Staff notes with the new development occurring in this neighborhood and the immediate area the applicant should consider, at the point this manufactured home requires replacement, improving the subj ect property with a permanent single-family dwelling.
