ENVIRONMENTAL
This request will have minimal impact on these facilities.
PUBLIC FACILITIES
Fire Service:
The Centralia Fire Station Company 17 currently provides fire protection and emergency
medical service (EMS). This request will have a minimal impact on Fire and EMS.
Transportation:
The property (0.6 acre) is currently zoned Community Business (C-3) and the applicant is
requesting rezoning to General Business (C-5). This request will have a minimal impact
on the traffic anticipated to be generated by development of the site. The property is
located within the Jefferson Davis Highway Enterprise Zone. Based on the Board of
Supervisors' policy regarding development within the Enterprise Zone, road
improvements will not be required by the County. Road improvements may be required
by the Virginia Department of Transportation.

Comprehensive Plan:
Lies within the boundaries of the Jefferson Davis Hi h~way Corridor Plan which suggests
the property is appropriate for general commercial use.
Area Development Trends:
Properties to the north, south and east are zoned General Commercial (C-5) and are

Development Standards:
The request property lies within the Jefferson Davis Highway Corridor District.
Development of the site must conform to the requirements of the Zoning Ordinance
which address standards to encourage reinvestment and revitalization of the area. Such
standards address access, parking, landscaping, architectural treatment, setbacks, buffers,
signs and screening.
It should be noted that the applicant has expanded the adjacent motor vehicle sales
business onto the request property without the appropriate zoning and plans review. As
such, it will be necessary to bring the site into compliance with Ordinance Requirements
relative to site design. Subsequent to the granting of this zoning, it will be necessary for
the applicant to submit site plans and perform required improvements.
CONCLUSION
The proposed zoning and land use comply with the Jefferson Davis Highway Corridor Plan which
suggests the property is appropriate for general commercial use. In addition, the proposed
zoning and land use are representative of, and compatible with, existing and anticipated area
development.
Given these considerations, approval of this request is recommended.
