RE VEST: Conditional Use Planned Development to permit a height exception for a church
steeple in a Residential (R-7) District. Specifically, an eighty (80) foot steeple is
proposed.
PROPOSED LAND USE:
The proposed steeple is to be incorporated into an existing church. An exception is
required to allow the steeple to exceed the fifty (50) foot height limitation.
PLANNING COMMISSION RECOMMENDTION
THE COMMISSION IS SCHEDULED TO CONSIDER THIS REQUEST ON FEBRUARY 17,
2009. STAFF WILL ADVISE THE BOARD OF THE COMMISSION'S
RECOMMENDATION SUBSEQUENT TO THE COMMISSION MEETING.
STAFF RECOMMENDATION
Recommend approval for the following reason:
The addition of a steeple to the existing church structure should cause no adverse impact
on the area.

CONDITIONS.)

With the approval of this request, a thirty (30) foot exception shall be granted to the
maximum fifty (50) foot height limitation for church steeples. (P)

Lies within the boundaries of the Chester Plan which suggests the property is appropriate
for office/residential mixed use and residential use of 2.5 dwellings per acre or less.

Area Development Trends:
The area is characterized by a mixture of single-family residential and office uses along
the West Hundred Road corridor and single-family residential uses to the north. These
uses are expected to continue in this area, as suggested by the Plan.
Development Standards:
As previously noted, the applicant is proposing the addition of a steeple to an existing
church structure. The Ordinance limits the height of such structures to fifty (50) feet in
residential districts. The applicant is proposing an exception to this restriction to allow
an eighty (80) foot steeple. (Condition)
CONCLUSION
The addition of a steeple to the existing church structure should cause no adverse impact on the
area.
Given these considerations, approval of this request is recommended.
