RECOMMENDATION Recommend approval for the following reasons: A. This request is for renewal of a previously approved manufactured home permit. B. This request will not have an adverse impact on the character of this residential area. CONDITIONS 1. The applicants shall be the owners and occupants of the manufactured home. (P) 2. Manufactured home permit shall be granted for a period not to exceed seven (7) years from date of approval. (P) 3. No additional permanent-type living space may be added onto this manufactured home. This manufactured home shall be skirted but shall not be placed on a . P permanent oun anon. ( ) GENERAL INFORMATION Location: Property is known as 7811 Pioneer Street. Tax ID 789-677-2015. Providing a FIRST CHOICE community through excellence in public service Existing Zoning: R-7 Size: 0.5 acre Existing Land Use: Residential Adjacent Zoning and Land Use: North - R-7; Residential South - R-7; Residential East - R-7; Vacant West - R-7; Residential Utilities: Public water and sewer General Plan: (Jefferson Davis Corridor Plan) T1TCrT TCCT(1N Residential (2.51 - 4.0 units per acre) The applicants are requesting renewal of Manufactured Home Permit 02SR0104 to park a manufactured home in a Residential (R-7) District. The first permit was issued on October 28, 1992. However, others have parked a manufactured home on this property since 1961. The manufactured home is located on property belonging to the applicants. This request, which is for seven (7) years, is in character with this neighborhood at the present time. This manufactured home is located within the boundaries of the Jefferson Davis Corridor Plan which suggests that the property is appropriate for residential use of 2.51 - 4.0 units per acre. The Defense General Supply Center is located to the west of the subject property. Also, to the west and south are two (2) temporary manufactured homes. The adjacent property to the east is vacant. 2 09SN0155-FEB25-BOS-RPT The subj ect property is located off the west line of Pioneer Street in the Rayon Park Subdivision, consists of 0.5 acre and is very well maintained. The Rayon Park Subdivision was recorded on September 7,1928, but new development of single-family dwellings is occurring. Staff notes the 1973 Skyline manufactured home has been replaced with a 2001 Oakwood manufactured home.
