RE VEST: Renewal of Manufactured Home Permit 92SR0196 to permit a temporary
manufactured home in a Residential (R-7) District.
RECOMMENDATION
Recommend approval for the following reasons:
A. This request is for renewal of a previously approved manufactured home permit.
B. This request will not have an adverse impact on the character of this residential
area.
CONDITIONS
1. The applicant shall be the owner and occupant of the manufactured home. (P)
2. Manufactured home permit shall be granted for a period not to exceed seven (7)
years from date of approval (P)
3. No additional permanent-type living space may be added onto this manufactured

The applicant is requesting renewal of Manufactured Home Permit 92SR0196 to park a
manufactured home in a Residential (R-7) District. The first permit to park a manufactured
home on the subject property was issued to the applicant's husband on September 4, 1968.
However, others have parked a manufactured home on this property since 1964.
The manufactured home is located on property belonging to the applicant.
This request, which is for seven (7) years, is in character with this neighborhood at the present
time. This manufactured home is located within the boundaries of the Southern and Western
Area Plan, which suggests that the property is appropriate for residential use of 2.51- 4.0 units
per acre. Adjacent property is zoned Residential (R-7) and Agricultural (A).

The subject property is located off the south line of Pineland Avenue in the Pineland
Subdivision, consists of 0.5 acre and is very well maintained.
Staff notes that the applicant plans on removing the existing, older manufactured home and
replacing it with a 2009 Clayton, Gaston Manor (28'x 40') manufactured home.
Since a manufactured home has been parked on the subject property for forty-five (45) years,
forty-one (41) of which have been with the current owner, and it does not have an adverse impact
on this residential area, Staff recommends approval of this request for seven (7) years subject to
Conditions 1 through 3, as noted herein.
