RE VEST: Renewal of manufactured home permit 03 SR0270 to permit a temporary
manufactured home in a Residential (R-7) District.
RECOMMENDATION
Recommend approval for the following reasons:
A. This request is for renewal of a previously approved manufactured home permit.
B. This request will not have an adverse impact on the character of this residential
area.
(NOTE: SHOULD THE BOARD WISH TO APPROVE THIS REQUEST, CONDITIONS
MAY BE IMPOSED. THE ORDINANCE LIMITS THE MAXIMUM PERIOD OF TIME FOR
WHICH THIS PERMIT MAY BE GRANTED TO SEVEN (7) YEARS.)
CONDITIONS
1. The applicant shall be the owner and occupant of the manufactured home. (P)
2. This manufactured home permit shall be granted for a period not to exceed seven
(7) years from date of approval. (P)
3. No additional permanent-type living space may be added onto this manufactured

The request property is located on the east line of Old Zion Hill Road, south of Canute Drive
and better known as 6709 Old Zion Hill Road. Tax ID 772-679-0220.

Comprehensive Plan:
The subject property is located within the boundaries of the Central Area Plan, which
suggests the property is appropriate for residential use of 1.0 - 2.5 dwelling units per
acre .
Area Development Trends:
The majority of area properties along Hill Road are zoned Residential (R-7), recorded as
part of Ampthill Gardens, section 2 (193 9) and occupied by a mix of single-family
dwellings and manufactured homes. Also, the properties along the west side of Old Zion
Hill Road are zoned Residential (R-7), recorded as Kings Forest section 12 (2007). It is
anticipated that any development or redevelopment in the immediate area would be for
residential uses at densities suggested by the Plan.

Zoning and Permit History:
On May 22, 1985 the Board of Supervisors approved a temporary manufactured home
permit on the request property for Tanya Merrill (855086). This permit was subsequently
renewed in 1988 and 2003.
Pro osal:
The applicant is seeking renewal of this manufactured home permit for an additional
seven (7) years (Condition 2). The applicant would continue to be the owner and
occupant of this manufactured home (Condition 1).
CONCLUSIONS
The temporary manufactured home continues to be in keeping with development in the
surrounding area, being a mix of traditional single-family dwellings and temporary manufactured
homes. As conditioned, this use should not have an adverse impact on these neighboring uses for
this temporary period of time. Future review should evaluate land use compatibility based on
changing neighborhood characteristics.
Given these considerations, approval of this request is recommended.
