RECOMMENDATION Recommend approval for the following reasons: A. This request is for renewal of a previously approved manufactured home permit. B. The request is compatible with, and representative of, existing area development. (NOTE: SHOULD THE BOARD WISH TO APPROVE THIS REQUEST, CONDITIONS MAY BE IMPOSED. THE ORDINANCE LIMITS THE MAXIMUM PERIOD OF TIME FOR WHICH THIS PERMIT MAY BE GRANTED TO SEVEN (7) YEARS.) CONDITIONS 1. The applicant shall be the owner and occupant of the manufactured home. (P) 2. This manufactured home permit shall be granted for a period not to exceed seven (7) years from date of approval. (P) CPC Time Remaining: 100 days CPC Time Remaining: 100 days 3. No additional permanent-type living space may be added onto this manufactured home. This manufactured home shall be skirted, but shall not be placed on a permanent oun atlon. (P) Providing a FIRST CHOICE community through excellence in public service GENERAL INFORMATION Location: The request property is located in the northeast quadrant of Beaumont Avenue and Velda Road and better known as 10041 Beaumont Avenue. Tax ID 793-666-2806. Existing Zoning: R-7 Size: 0.1 acre Existing Land Use: Manufactured home Adjacent Zoning and Land Use: North, South, East and West- Single-family residential and vacant t Itilities: Public water and sewer T ,ANn T T~F, Comprehensive Plan: The subject property is located within the boundaries of the Jefferson Davis Corridor Plan, which suggests the property is appropriate for residential use of 2.51-4 units/acre. Area Development Trends: The majority of area properties are zoned Residential (R-7), recorded as a part of the Central Park Subdivision and occupied by mix of single-family dwellings and manufactured homes. Property to the north and northwest are currently vacant. It is anticipated that any development or redevelopment in the immediate area would be for residential uses at densities suggested by the Plan. 2 11SN0189-APR27-BOS-RPT Zoning and Permit History: On March 1, 1961 the Board of Zoning Appeals approved a temporary permit on the request property for Douglas C. Evans (61-T-10). This permit was subsequently renewed in 1963, 1966, 1969, 1977, 1978, 1983, 1988, and 1996.On October 22, 2003 the Board of Supervisors approved renewal of Manufactured Home Permit 96SR0103 for a period of seven (7) years, expiring October of 2010 (04SR0126). The applicant has owned the subject property since 1981. Pro osal: The applicant is seeking renewal of this manufactured home permit for an additional seven (7) years (Condition 2). The applicant would continue to be the owner and occupant of this manufactured home. (Condition 1) CONCLUSIONS The temporary manufactured home continues to be in keeping with development in the surrounding area, being a mix of traditional single-family dwellings and temporary manufactured homes. As conditioned, this use should maintain compatibility with these neighboring uses for this temporary period of time.
