REQUEST: Rezoning from Community Business (B-2) to General Business (B-3). A
veterinary hospital is planned.
RECOMMENDATION
Recommend approval for the following reasons:
A. The proposed land use is compatible with area development trends.

DISCUSSION
Rezoning is requested to develop a veterinary clinic to include boarding
of animals. The proposed use is not permitted under the current zoning.
The requested B-3 zoning and proposed land use are representative of
development trends along Jefferson Davis Highway. Particular attention
should be given to imposing conditions which would minimize the impact of
not only the proposed use, but any future uses on adjacent residential
development (Condition 1). Since outside storage is permitted in B-3
zoning, adequate screening should be required for any proposed or future
outside storage. This will assist in maintaining the integrity of adja-
cent residential land uses. (Condition 2)

The proffered condition eliminating outdoor kennel runs should be
accepted to eliminate any poteni:ial adverse impact they could have on
adjacent residents.

mended approval of this request subject to the conditions on page I and
acceptance of the proffered condition on page 1.
