Midlothian Magisterial District; Tax Map Sec. 8-16 GENERAL LOCATION: Specifically, this application represents a request for the rezoning of part of a building located in the Huguenot Village Shopping Center. It is intended that the extreme southeast corner (an area 50 feet by 40 feet) of the building be zoned to the B-3 Classification. ACREAGE (SUBJECT PARCEL): Area to be rezoned not to exceed 50 feet by ~ feet. EXISTING ZONING: Community Business (B-2). EXISTING LAND USE (SUBJECT PARCEL): Part of the Huguenot Villag~ Shopping~ Center. ADJACENT AND AREA~ ZONING AND LA.ND USE: The overall parcel is zoned Community Business (B-2). and is that land area being developed as Huguenot ~illage Shopping Center. TRANSPORTATION AND TRAFFIC: The intended use and request for rezoning to the GeneraI Business (B-3) Classification differs from Case 74Sl12 insomuch as the proposed use is not a major traffic generator. In addition, any use which would be permitted under the B-3 zone would be equally restricted as a major traffic generator since the area to be rezoned is only 50 feet by 40 feet. GENERAL PLAN: Commercial development for the area encompassing the parcel in question. STAFF ANALYSIS AND RECOMMENDATION: This reqUest for rezoning is unique insomuch as the zoning would apply to a portio~ of a building, as opposed to a parcel or tract of land. However, such rezoning will accommodate the intended use, and presents no particular problem with regard to the type of land use control which should be exercised inthis general area. As noted in the paragraph dealing with trans- portation and traffic, the size of the area to be rezoned would precluSedevelopment, thereof, for uses which would generate extreme or extensive volumes of traffic. THEREFORE~ APPROVAL OF THIS REQUEST IS RECOMMENDED.
