(R-7). Adjacent property is either vacant and wooded, or occupied
by single family dwellings.
UTILITIES: As of this writing~the Health Department has not determined if
this parcel is suited for installation of a subsurface drainfield and
well.

drainage or land erosion.

easement from the southeast corner of the subject parcel over and across
the southwestern lot line of Parcel 7 to Qualla Road.
GENERAL PLAN: The General Plan indicates that this parcel lies in an
area designated for Agricultural use.
STAFF ANALYSIS AND RECOMMENDATION: Staff reviewed this request and visited
the si~e. Staff finds that Parcel 1 has already been subdivided three
times and that Parcels "A" and "B" are further subdivisions of Parcel 1.
Staff notes that Parcel 1 still contains considerable acreage, and that
the potential for further subdivision exists. We believe that now is the
time to plan for lot and road layout.
THEREFCRE~ STAFF RECOMMENDS DENIAL OF THIS REQUEST AND SUGGESTS THAT THE
APPLICANT PRESENT A TENTATIVE PLAN AND OBTAIN PLANNING COMMISSION
APPROVAL FOR SUBDIVISION. HOWEVER, SHOULD THE BOARD SEE FIT TO GRANT
