on land off of U.S. Route 60, and he plans to relocate it to
the subject parcel.

GENERAL LOCATION: This lot lies 230 feet off the west line of Buford
Road measured from a point 188 feet north of its intersection with
Dwayne Lane.
ACREAGE (SUBJECT P~RCEL): Approximately 1 acre.
EXISTING ZONING: Residential (R-15).
EXISTING LAND USE ('SUBJECT PARCEL):
frame garage and shed.
This parcel is occupied by a
ADJACENT AND AREA, 'ZONING AND LAND ~USE: Adjacent property is zoned
Residential (R-15) and is either wooded and vacant or occupied
by single family dwellings.
UTILITIES: The Health Department reports this parcel is suitable for
inatallation of a septic tank and drainfield system. Public
water will serve this property.
DRAINAGE AND EROSION: Construction will require measures to control
off-site drainage and erosion.
TRANSPORTATION AND TRAFFIC: A 20 foot wide private road easement
provides access to this parcel from Buford Road.
GENERAL PLAN: The General Plan indicates this property lies in an
area designated for single family residential use.
STAFF ANALYSIS AND RECOMMEND'ATI'ON: Staff reviewed this request and
visited the site. The applicant has purchased an existing dwel-
ling which is located elsewhere, and plans to move it to this parcel
and use it for dwelling purposes. Staff finds that present
access from Buford Road to this parcel is a l?~wide dirt driveWay
Staff notes that the parcels to the northwest of this property
are long and deep, and in most cases have no public road frontage.
STAFF RECOMMENDS APPROVAL OF THIS REQUEST SUBJECT TO THE FOLLOWING

That a 50 ft. wide right-of-way to be dedicated to the County
from Point "A: to Point "B" as noted on the attached map.
This dedication would be with the understanding that this
right-of-way will not be maintained by the County until it
is brought up to State standards by others.
That the d~elling, be located on the lot so that, it faces
the 50 ft. right-of-way.
This will be the last variance granted in the immediate
area of this request, until Planning Commission approval
for subdivision is obtained.

We, the undersigned, do hereby protest Variance #7[SO[6--
to relocate a house--requested by William D. Morrison~ owner of
the proposed new lot that would lie 229 ft. off the west line
of Buford Road measured from a point 188 ft. north of its inter-
section with Dwsyne Lane.
It is our considered opinion that:

Another outlet onto Buford Road would add to the
already conjested and hazardous traffic situation.
Dwayne Lane enters Buford Road approximately 400
ft. or less from this proposed road.
There has been a continual decline in the maintenance
of the existing house and grounds since it was pur-
chased by Mr. Morrison and converted to rental status.
Neighbors in this area are conscientious about main-
taining and improving property values. Another house
relocated on this parcel of land, if maintained in
the same manner~ would make this area of Buford Road
much less desirable and detract from the neighborhood
and its future development,~po%ehtial.
Setting this house 229 ft. off the west line of Buford
Road would cause residents on the north side to invol-
untarily relinquish the privacy of their backyard.
Chesterfield County has been negligent in disclosing
to the citizens concerned with this variance request;
full and sufficient information on the intended changes
in this property.
