TAX MAP IDENTIFICATI~0N: Clover Hill Magisterial District; Tax Map Sec. 49L6 (1) Part of Parcel 1. GENERAL LOCATION: The new parcel will lie at the eastern terminus of Dumaine Drive approximately 175 feet east of its intersection with Ionis Lane. ACREAGE '(SUBJECT PARCEL): Approximately I acre. EXISTl~NG ZONING' Residential (R-12) EXISTING LAND USE (SUBJECT PARCEL): The parcel is presently wooded and vacant. ADJACENT AND AREA, ZONING AND LAND USE: Adjacent property to the west is zoned Residential (R-7), to the south is zoned Agricultural (A) and that to the east and north is zoned Residential (R-12). All adjacent property is vacant and wooded. UTILITIES: The HeaIth Deoartment reports this parcel is suitable for installation o~ a-septic tank and drainfield system. Public water will serve this parcel. DRAINAGE AND EROSION: Property slopes to the southeast; construction will require measures to control off-site drainage and land erosion. TRANSPORTATION AND TRAFFI~C: This request will require the dedication of a road easement for access to Dumaine Drive. GENERAL PLAN: This General Plan indicates this parcel lies in an area designated for Agricultural (A) use. STAFF 'ANALYSIS AND RECOMMENDATION: Staff reviewed the request and visited the site. Staff finds that on December 30, 1974, Residential (R-12) zoning and a Planned development was approved for this property. At that time the applicant sub- mitted a subdivision site plan, dated September 17, 1974, revised October 9, 1974 which provides a lot and road layout for this property. THEREFORE, STAFF RECOMMENDS DENIAL OF THIS REQUEST AND SUGGESTS THAT THE APPLICANT PRESENT A TENTATIVE PLAN AND OBTAIN PLANNING COMMISSION APPROVAL FOR SUBDIVISION. HOWEVER, IF THE BOARD SEES FIT TO APPROVE THIS REQUEST, STAFF RECOMMENDS IT BE WITH (over) THE FOLLOWING CONDITIONS: ae A 50 ft. road easement be dedicated to the County from Point "A" to Point "B" as shown on the attached map. The dedication would be with the understanding that the County will not maintain this road easement until it is brought to state standards by others.
