REQUEST AND PROPOSED USE: The rezoning from Agricultural (A) to Resi-
dential (R-7). The development of the parcel for single family
residential use.
GENERAL LOCATION, TAX MAP INFORMATION: The parcel in question fronts
the south line of Old Hundred Road (Route 618) west of the intersec-
tion of Old Hundred Road and Lawing Drive.
ACREAGE, EXISTING ZONING, AND EXISTING LAND USE (SUBJECT PARCEL): The
parcel contains 16.29 acres, is presently zoned Agricultural (A) and
remains vacant and wooded.
ADJACENT AND AREA ZONING AND LAND USE: Although the majority of adjacent
property to the south,west and east remains zoned Agricultural (A),
property to the north is zoned General Industrial (M-2). While con-
siderable industrial zoning although not directly adjacent to the
parcel in question, is predominent to the north,west and east, the
majority of the property in this area has not been developed and remains.
for the most part, vacant and wooded with the exception of individual
parcels occupied by single family dwellings.
UTILITIES, SOIL PROFILE, DRAINAGE AND EROSION, REQUIRED OFF-SITE EASEMENTS:
The use of public water is feasible and would be required in this
development; however, the closest public sewer is at Ashton Creek and
Route 1 and its use would not be feasible in this development. The
parcel drains towards Ashton Creek and it is noted that an off-site
drainage easement would be required in the development of this parcel.
PUBLIC FACILITIES: Development of the parcel in question for the proposed
use should exercise no particular problem relative to either existing.
or future area public facilities.
TRANSPORTATION AND TRAFFIC: Good site distance is present along Old
Hundred Road in the vicinity of the request parcel. In the course
of development of the parcel, dedication along Old Hundred Road will
be required.
GENERAL PLAN: Vacant/agricultural use for the area encompassing the
parcel in question.
STAFF ANALYSIS AND RECOMMENDATION:
An important consideration in the
review of this request, is compatibility of land use. Since General.
Industrial zoning was approved for the parcel adjacent to the north.,
the appropriateness of residential development on the subject parcel
is questionable. The success of orderly development of residential
neighborhoods under such a situation is difficult to achieve. In
addition, since public sewer is not available for development of the
parcel, the requested R-7 rezoning is inappropriate. Single family
subdivision of the parcel utilizing one (1) utility would require a
minimum lot size of 11,000 sq. ft.

Dear Mr. Myers
I own, with a partner, a parcel 3~ acres lying at the
southwest intersection of Old Bermuda Hundred Road and Ramblewood
Road. While this parcel is still zoned agricultural its in-
tended use is definetely industrial. Parcels across Old Bermuda
Hundred Road and adjacent to the east are all zoned industrial.
Across the S.A.L., Railway Safeway Stores will begin construction
of their 20 million dollar project. This area will certainly
gain more and more industries.
I do not feel that the proposed residential zoning on the
16 acre parcel in this area should be supported by your Board
and I would solicit your support in this behalf.

Dear Mr. Myers:
I wish to advise you of my opposition to the above zoning
case regarding proposed R-7 zoning on 16 acre parcel on the
south side of Old Bermuda Road.
As you know, there exists industrial zoning to the north,
east and west of this property. I have a interest in a 10.92
acre parcel just west of the subject, and I do not feel that
the residential and industrial uses are compatable.
As you recall, in the rezoning of my property, the re-
sidents of the Bermuda County Estates were violently opposed
to M-3 or M-2 zoning, although, unclassified M zoning was
present when many of these homes were built.
My partners in the ownership of this property share my
opposition.
