It is the applicant's intent as noted on the site plan presented with the application to construct a one story Medical Office Building. 'GENERAL LOCATION AND TAX MAP IDENTIFICATION: The parcel is located north of Route 10, east and south of the Chesterfield County'Ad- ministrative complex. The proposed building would be construc- ted behind offices now occupied by the applicants' Tax Map Sec. 95-8 Parcel 15-1. ' ACREAGE, EXISTING ZONING, EXISTING LAND USE (SUBJECT PARCEL): The parcel contains .69 acres, is currently zoned Agricultural (A) and is vacant and partially wooded. ADJACENT AND AREA ZONING AND LAND USE: Adjacent property to the north east and west is zoned Agricultural (A), property to the south is zoned Convenience Business (B-I). The majority of adjacent pro- perty is occupied by offices and facilities serving the County Administration. Property to the south is occupied by a private office building. ~TILITIES:' SOIL' PROFILE~ DRAINAGE AND EROSION, REQUIRED OFF-SITE E~SEMENTS: Information not available at the time of this writing. PUBLIC FA~CILITiES: The proposed use should have no detrimental im- pact on either existing or future area public facilities. 'TRANSPORTATION AND TRAFFIC: It is intended that the proposed deve- lopment front a driveway to the rear of the parcel which prima- rily serves County Office. This driveway is not a state main- tained public road and care should be taken in establishing pro- per access on this driveway. GENERAL PLAN: Public use for the area encompassing the parcel in question. STAFF ANALYSIS AND RECOMMENDATION: After reviewing the application and plan presented therewith, Planning Staff is of the opinion that the rezoning requested would permit more i would appear to be the desire of the applicants~ten~eeuses than the proposed medical office buildi ....... ~ ~ .... This "O" classification would restrict retail and other commercial uses which would be 'permitted in the requested B-1 but inappropriate at this location.. There- fore it would appear reasonable in light of all concerned to amend' this request for approval of Business Office (0) rezoning'as POsed to the Convenience Business (B-I) requested. Upon further review of the site plan and after inspecting the sight Planning Staff is generally of the opinion that the request parcel is too small for the size office building propose~Placing (over) a 5500 sq. ft. building on the parcel restricts internal parking and vehicular circulation. CASE HISTORY AND PAST COMMISSION AND BOARD ACTION FOR THIS REQUEST C.P.C. 11 18 75: Recommended approval of Office Business (0) rezoning, subject" to the imposition of the following conditions:  A ll driveways and parking areas shall be set back a minimum of 15 ft. from the front property line. 2. Directional signs indicating one way traffic as noted by the arrows on the site plan presented with the application shall be provided for the purpose of controlling vehicular access and circulation. e The building to be erected on the parcel shall have a similar architectural style and appearance as typified by the render- ings submitted with the application.
