1987, beginning at 7:00 p.m., in the County Board Room at Chesterfield Court-
house, Chesterfield, Virginia, will take under consideration the rezoning and
the granting of Conditional Use on the parcels of land described herein.
86S172: In Clover Hill Magisterial District, CHESTERFIELD COUNTY BOARD OF
SUPERVISORS will consider an amendment to Conditional Use Planned Development
(Case 84S156) relative to Condition 3 regarding dedication of right of way.
This request lies in an Office Business (0) District on a 0.44 acre parcel
fronting approximately 100 feet on the west line of Turner Road, approximately
950 feet north of Cloverleaf Drive. Tax Map 29-1 (1) Parcel 4 (Sheet 9).
Copies of this amendment are on file in the Planning Department at the
Chesterfield Administration Building, Room 203, Chesterfield, Virginia, for
public examination between the hours of 8:30 a.m. and 5:00 p.m. of each regu-
lar business day.

Should the Commission and Board wish to approve this request, Condition 3 of
Conditional Use Planned Development 84S156 should be deleted and Condition 2.
of COnditional Use Planned Development 85S162 should be amended, as follows:
CONDITION
With the exception of Condition 1, relative to the Master Plan, Condition
2, relative to access, and Condition 3, relative to right of way dedica-
tion, all previously imposed conditions of Conditional Use Planned Devel-
opments 84S156 and 85S162 shall remain in force. Specifically, Condition
3 shall be deleted, and Condition 2 shall be amended, as follows:
Access shall be as shown on the Master Plan.

DISCUSSION
On December 12, 1984, the Board of Supervisors~ upon a favorable recom-
mendation from the Planning Commission, approved rezontng to Office
Business (O) with Conditional Use Planned Development subject to a number
of conditions. Condition 3 required dedication of forty-five (45) feet
of right of way, measured from the centerline of Turner Road.
In the original request (Case 84S156), the applicant was required to
share access with the adjacent property to the south. Subsequently, the
applicant obtained shared access with the adjacent office park to the
north and amended the approved Master Plan to depict this shared access.
Subsequently, the Board of Supervisors approved amendment of the Master
Plan to allow the shared access (Case 85S162).
On November 12, 1986, the Board of Supervisors directed Staff to prepare
an application to consider deletion of Condition 3 for Case 84S156 and
amendment to Case 85S162 to eliminate the requirement for dedication of
right of way.

mended approval of this request, subject to the condition on page 1.
