The request is for a use permit to store and sell automotive parts. On January 13, 1965, Mr. R. H. Thurston requested (Case No. 6Q-92S) rezoning of the parcel in question from Agricultural (A) to General Business (C-2). The Boar~, on recommendation of the Planning Commission, saw fit to deny the rezoning request and grant a use permit for the operation of an oil business. Planning Staff is of the opinion that this area, although currently agri- cultural zoned, displays a residential character which will continue as development trends emerge. However, if indiscriminate general commercial use is allowed to occur, then the future residential potential may be thwarted or relegated to lower standards to accommodate compatabitity of land uses.
