SUBJECT: 71-15U, Application for Special Use Permit, Rt. l0 near Tucker Rd.
On March 16, 1971 our organization oppossed an application for commercial zoning
of a tract of land on Rt. 10. This was done at a regular meeting of the planning
co?mission and in turn the application was withdrawn.
Our stand at that time was that we could forsee a disorganized development of the
Rt. l0 area that would lead, p,rhaps, to conditions such as those found on Belt
Blvd. and that part of Broad Rock Rd. which were form~rly within the County.
It was our reccommendation that further commercial zoning along this highway be
postponed until the planning commission could develop a master plan for Rt. 10,
from Chippenham Pkwy. to Chester. This would allow for orderly development and
still retain the dignity of the Courthouse area and it's approaches. This Master
Plan proposal received very favorable comment from several members of the planning
commission and county officials.
There are pres~ntly various undeveloped parcels along Rt. 10 that are zoned
commercial and there is a vacant commercial building on land so zoned, just the
2nd lot north of the property listed in this application. In addition, there is
an attractive pond across the road from this property~which, when sewerage is
available to the area, could quite possibly be the focal point of a quality sub-
division development that would add appreciably to the county's tax base.
In view of these reasons, coupled with the fact that the general trend of
development in the immediate vicinity at this time is that of new, quality home
construction, we ask that the mentioned application be denied until such time
as a master plan can be developed and that work on such a plan be commenced as
soon as possible.
