PROPOSAL
A truck rental and repair business, including incidental parts sales, has operated on the request
property since 2006. The proposed amendment would add truck sales as a permitted use.The
applicant has indicated they would like to permit a sales office in the building with a limited
inventory of new trucks, and has proffered conditions to ensure truck sales is limited and only
permitted incidental to the existing use.
The existing building was constructed in 1966. Any redevelopment or new construction must
conform to the Zoning Ordinance requirements. The applicant does not propose any
redevelopment or new construction to accommodate the additional sales use at this time.
However, to approve the appearance of the property from the Route 10 corridor, the applicant
has offered to install landscaping along the Route 10 frontage in accordance with ordinance
requirements. The following provides an overview of the development’s design standards:

As proffered, this additional sales use should have no more impact on the surrounding area than
the existing truck repair and rental use, given that area properties are zoned for heavy and
moderate industrial uses.
