PLANNING STAFF RECOMMENDATIONS
FOR

to be heard
by the
CHESTERFIELD COUNTY BOARD OF ~SUPERVISORS
Wednesday, 9 February 1972
72-5U Irvin~ C..Peopl~s.~' Sr.
Matoaca Magisterial District
Tax Map Sec. 174, parcel 58
This parcel is zoned Agricultural (A) as is all adjacent property. It
is occupied by a large single family structure. Adjacent properties
are either vacant or occupied by single family structures. The request
is for a use permit to operate a children's day-care center.
Planning Staff feels that the proposed land use will offer no detriment
to either the parcel in question or adjacent properties. To the contrary,
it is believed that the structure and parcel are well suited for this use
and will offer a needed service to the area. The structure is well
buffered from adjacent residences and Woodpecker Road by a large expanse
of open rolling land. In addition, the immediate yards surrounding the
house are fenced.
Planning.Staff recommends approval, subject to the followin$ conditions:
1) Operation shall be restricted to the area enclosed by
the chain link fence.
2) Only one sign be permitted and that said sign be no
larger than 2 ft. x 2 ft.
3) The operation shall be limited to no additions being
made to the existing structure.
Site plans to be approved by the Planning Department
prior to the issuance of any building permit.

as is the use of the majority of adjacent properties. The request is for
a use permit to operate a beauty shop in the basement of the existing
dwelling.
If properly maintained this operation should offer no detriment to ~d~a-
cent properties. Approval is recommended~ subject to 6"~e foll0win~ .....
conditions:
l) No sign be permitted.
2) No business to be conducted before 9:00 A.M. nor after
