In the event this request is denied or approved with conditions not agreed to by the owner and Applicant, the proffer shall immediately be null and void and of no further force or effect. A fifty (50) foot buffer shall be maintained along portions of the western, southern and eastern property lines, as depicted in Attachment 2. This buffer shall also encompass a variable width area that contains the eastern portion of Tax ID 745-634-5436. This buffer shall conform to the requirements of the Zoning Ordinance for fifty (50) foot buffers. In addition, the buffer shall be subject to following limitations: a.Passive recreational uses shall be prohibited. b.Except for dead, diseased or dying trees and shrubs, existing vegetation shall be maintained.
