PROPOSAL
The applicant requests to retain an existing temporary modular office that has been attached to
the rear office building since 2002. This request is the result a zoning violation.
ARCHITECTURAL COMPATIBILITY
The property lies within aPost Development area, which requires that the architectural treatment
of buildings in Post Development areas. Specifically, the architectural treatment of buildings,
including materials, color and style, is to be compatible with buildings located within the same
project. Compatibility may beachieved through the use of similar building massing, materials,
scale, colors and other architectural features.
The applicant is requesting continued use of a temporary modular office unit, requiring relief to
the architectural standards of the Ordinance relative to compatibility. The unit, which offers
meeting space for the existing office, is located to the rear of the primary building, and has limited
visibility from Turner Road and adjacent properties to the north, east and west due to existing
development and vegetation. In addition, the applicant has agreed to install evergreen vegetation
to minimize the view of the temporary unit from the south (Attachment 2). As such, visibility from
rights-of-way and area properties is effectively minimized.
The following provides an overview of the conditions offered by the applicant to mitigate the
impact of the use on area properties:
