PROPOSAL
With the rezoning of approximately 11.25-acre parcel at the corner of West Hundred and Ashton
Dell Roads (O-1 zoning on 2.95 acres directly at the corner and R-25 on remaining 8.3-acre request
property) no access was permitted from the parcel to West Hundred Road (Case 04SN0170). As
such, access was to be provided from Ashton Dell Road. The Zoning Ordinance does not permit
access to O-1 zoned properties through property zoned residentially. Therefore, the applicant
proposes to rezone the request property to Neighborhood Office (O-1) to:
Allow for access to the property at the corner already zoned O-1;
Allow office uses as a transitional use between West Hundred Road and the single family
residential use within Ashton Dell Subdivision, and
Remove the residual residential zoning located between the existing O-1 property and the
environmental features along the southern boundary of the request property.
