APPLICANT’S REQUEST
Amendment to conditional use (Case 14SN0516) relative to the size of a required indoor activity

A building incorporating a vertical mix of commercial, office and multifamily residential uses has
been approved for development. Conditions of zoning require the provision of an upper story
indoor activity center to accommodate building residents. The applicant is requesting an
amendment to reduce the size of this activity area from 2,800 to 1,317 square feet.

PROPOSAL
As part of a multi-family development, the zoning ordinance outlines the provision of
recreational uses to accommodate residents, to include active and passive opportunities as well
as community buildings. These provisionsare determined through the plans review process.
As part of an urban neighborhood, mixed use development, the applicant offered an upper
story indoor activity area to meet the recreational needs of its residents. (Proffered Condition

The applicant has indicated that to develop the sixty-two (62) planned residential units, there
would need to be a reduction in the size of the activity area they are required to provide. The
applicant notes there will continue to be sufficient space to accommodate the proposed upper
story exercise room for residents as well as the availability of a first floor multipurpose area
containing 1,500 square feet.

c. Multifamily dwelling units, subject to the following provisions:

easily accessible to building residents. Such area shall include, at
a minimum, an exercise room and multipurpose area for
gatherings, and shall not be located on the first floor. This
condition shall not preclude the ability to have a maximum of
1,500 square feet of additional multipurpose area on the first
