The lessor of the property will be W. S. Carnes, inc., the current fee simple owner of the property, and the lessee will be H. R. Simpson and family or a corporation to be formed and owned solely by same. The term of the lease will be / year#. Other terms, covenants and conditions will be negotiated at a later date. However, no such terms, covenants and conditions will in any way impair the existing land or its intended use nor will it affect adversely any adjoining property owner. The intended purpose for the land to be leased is to provide for the exclusive stabling, training, riding, grooming and maintaining of riding or jumping horses. The land is currently suited for this purpose with existing stables thereon. No capital improvements are contemplated at this time. Nothing in this intended use of the land or structures thereon will in any way vary, alter or demean the purpose for which the land and buildings are currently being used or have been used for the past three years. Situate on the 14 acre tract is a family dwelling house which the H. R. Simpson family will lease from W. S. Carnes, Inc. for their personal use. It is hoped that this letter fully apprises you of the intended purpose of this land and that the application for variance will be approved.
