PROPOSAL
The applicant proposes to reface and install 225.8 square feet of building mounted signage on
the south and east elevations of the existing Mercedes-Benz of Midlothian automobile
dealership. Currently, 172.9 square feet of building-mounted signage has been installed on the

BUILDING MOUNTED SIGN LIMITATIONS
The Ordinance currently limits the permitted building mounted signage on all of the building
elevations to be no greater than 167.7 square feet, based upon 173 feet of building frontage.
CALCULATION OF BUILDING MOUNTED SIGNAGE
When signage is applied directly to the building face and emphasized byan architectural or
painted element of the building, the sign area is measured by a single rectangle that
encompasses the extreme limits of all copy and background. If the sign copy is not emphasized
by an architectural or painted element of the building,the sign area is the sum of a series of
rectangles or squares encompassing each individual figure.
Sign E2 (“MERCEDES-BENZ OF MIDLOTHIAN”) is currently the only building mounted sign not
emphasized by an architectural or painted element of the building.Signs E3 –E7 will continue

to use a painted element of the dealership façade to emphasize the background of the sign
copy. As such, no increase in sign area is proposed for Signs E3 – E7.
The applicant proposes to modify the sign background for Sign E2 to become a black
background, which would be apainted element of the dealership façade. The resulting
increase in sign area isnoted in thechart below.

While the Ordinance would require inclusion of this background in the sign area, this
background is of the same color and design that will be used in portions of the façade
enhancements that are proposed for the building exterior (Attachment 4, Exhibit A). These
enhancements would be in keeping with the character of the building. As such, an exception to
permit additional building mounted signage to accommodate the applicant’s proposed refacing
of the dealership identification sign would be appropriate.
The following provides an overview of the conditions offered by the applicant to minimize the
impacts of the signage request, as viewed from Midlothian Turnpike:

Textual Statement
Given these considerations, staff is supportive of the requested sign exception. The increase in
building mounted sign area will accommodate one (1) building-mounted sign to increase in size,
with the other signs remaining unchanged in area. In addition, the applicant has proffered to
include the sign background color into the architectural features of the front elevation, which
will minimize the overall impact of the sign copy area as part of the dealership’s refacing
proposal.
