Currently, uses in Tract B are limited to those permitted by-right or with restrictions in the Corporate Office (O-2) District, plus several Convenience Business (C-1) and Neighborhood Business (C-2) uses (Case 04SN0188, Attachment 3). While the recommendations of the former Alverser/Old Buckingham Plan Amendment suggested office uses on Tract B, through zoning approvals it was determined that the proffered limitations, to include office uses on Tract A, would not adversely impact area residential and would be in balance with the commercial development surrounding the Chesterfield Towne Center. PROPOSAL The applicant requests the addition of three (3) Neighborhood Business (C-2) uses to those permitted by Case 04SN0188. A dance studio plans to lease a vacant tenant space within a portion of the existing shopping center. The addition of a dance school, music school and health club as permitted uses are requested for flexibility in leasing future vacant spaces, should they occur. These additional uses are representative of, and compatible with, those uses currently permitted in Tract B, and are consistent with current recommendations of the Plan.
