APPLICANT’S REQUEST
Amendment of conditional use planned development (Case 04SN0188) relative to uses (dance
studio/school, music school and health club) in a Corporate Office (O-2) District.
The applicant proposes to add three (3) additional Neighborhood Business (C-2) uses within a
portion of the existing shopping center. A vacancy on the request property would be filled with a
tenant who desires to operate a dance studio. The requested uses would provide flexibility in
leasing this portion of the shopping center, should additional vacancies occur in the future.
Notes:
A.Conditions may be imposed or the property owner may proffer conditions.
B.A condition of zoning, approved zoning plan and the previously approved Proffered Condition 1 (Case
04SN0188) are located in Attachments 1 - 3.

Classification: COMMUNITY BUSINESS
The designation suggests the property is appropriate for commercial uses that serve community-wide
trade areas. Typical uses could include large grocery stores, department stores, home centers, limited
repair services or other uses that provide goods and services that are purchased on a less frequent
basis than those uses in Convenience or Neighborhood Business areas.

Attachment 2
The request property is known as part of Tract B, as approved by the original 2000 zoning and
associated amendments (Attachment 2-Approved Zoning Plan). Currently, uses in Tract B are
limited to those permitted by-right or with restrictions in the Corporate Office (O-2) District, plus
several Convenience Business (C-1) and Neighborhood Business (C-2) uses (Case 04SN0188,
Attachment 3). While the recommendations of the former Alverser/Old Buckingham Plan
Amendment suggested office uses on Tract B, through zoning approvals it was determined that
the proffered limitations, to include office uses on Tract A, would not adversely impact area
residential and would be in balance with the commercial development surrounding the
Chesterfield Towne Center.
PROPOSAL
The applicant requests the addition of three (3) Neighborhood Business (C-2) uses to those
permitted by Case 04SN0188. A dance studio plans to lease a vacant tenant space within a portion
of the existing shopping center. The addition of a dance school, music school and health club as
permitted uses are requested for flexibility in leasing future vacant spaces, should they occur.
These additional uses are representative of, and compatible with, those uses currently permitted
in Tract B, and are consistent with current recommendations of the Plan. Office uses on the
adjoining property to the west(Tract A) continue to provide appropriate land use transitions to
existing residential, as intended with the previous zoning approvals.
