Approximately thirty-five (35) feet of this buffer crosses the request property, with the remainder located on community open space. A pool is proposed within a portion of a fifty (50) foot buffer and building setback. To permit this encroachment, the applicants request a zoning amendment to delete the portion of the buffer located on their lot. The remaining portion of the fifty (50) foot buffer located on community open space would remain.The pool would meet the six (6) foot minimumsetbacks along the side and rear.Approval of an amended subdivision plat (to remove the buffer notation from the property) would also be required. BUFFER AND OPEN SPACE As shown on Map 4, the applicants’ rear property line is located approximately forty-two (42) feet away from the right-of-way of North Spring Run Road and seventy-five (75) feet from its edge of pavement. An area of dense evergreen vegetation within the community open space buffer exists and would be maintained.
