APPLICANT’S REQUEST
Request I: Rezoning from Neighborhood Business (C-2) to General Industrial (I-2) with
Conditional Use Planned Development to permit exceptions to ordinance requirements to reduce
buffers, setbacks and screening on 0.6 acre portion of an 11.1 acre tract.
Request II: Amendment of Conditional Use Planned Development (Case 02SN0213) on 10.5
acres of an 11.1 acre tract to reduce setbacks along the western property line.
Expansion of an outside storage area (truck parking) for an existing contractor’s shop and storage
yard is planned.
Note:
Conditions may be imposed or the property owner may proffer conditions.

While Plan suggests Neighborhood Commercial uses appropriate,
rezoning of the 0.6 acre tract (no longer needed for access by
property to the north) would permit expansion of industrial land
use compatible with existing area development
Exceptions to buffer, setback and screening requirements
adjacent to waste transfer station and Landfill Drive are

appropriate and consistent with exceptions approved on adjacent
property to east
Request II (Amendment to Condition 5 of Case 02SN0213) -
RECOMMEND APPROVAL
Removal of setback along the western boundary of the 10.5 acre tract
(adjacent to 0.6 acre tract being rezoned to General Industrial (I-2)) is
appropriate to permit expansion of outside storage area
