PROPOSAL
The applicants’desire to construct a new parking area to accommodate the parking of single-
unit box trucks and tractor trailers that belong to tenants who occupy space within the existing
development. The parking area for these company vehicles is classified asoutside storage use
since the vehicles do not include passenger vehicles and trucks where the cargo area may be
accessed from the driver’s seat without exiting the vehicle. Therefore an amendment to the
original zoning case is required to permit outside storage for these vehicles.
Outside storage is first permitted as a restricted use in theGeneral Business (C-5), General
Industrial (I-2) District and Heavy Industrial (I-3) Districts. These restrictions include screening of
the use from adjacent properties where the use is not permitted, A property designated on the
comprehensive plan for R, R-TH, R-MF, A, O, MH or I-1 uses, and roads. In addition, the view is
from limited access roads through site or architectural design, topography,
minimized
landscaping, setbacks or other features.
