PROPOSAL
The applicant desires to purchase and renovate an existing commercial building to operatea
veterinary hospital within the Market Square Shopping Center. Uses permitted on the property
today include primarily Convenience (C-1) and Neighborhood Business (C-2) uses, with use
exceptions granted through the Brandermillzoning request. These use exceptions permit a limited
number of Community Business (C-3), Regional Business (C-4), and Light Industrial (I-1) uses
(Attachment 2).
The applicant requests the addition of a “veterinary hospital” use as a permitted use for the
request property. Veterinary hospitals are a use first permitted by right in the Community Business
(C-3) District. The following chart provides an overview of the applicant’s request:
General Overview
Requirements Details
Add “veterinary hospital” as a permitted use
Prohibit outside runs

Condition, Attachment 1
As conditioned, the veterinary hospital would be no more intense than uses currently
permitted on or adjacent to the request property. In addition, existing office buildings to the
north and west will continue to provide separation and transition to adjoining residential uses
in the Nuttree subdivision.
