Conditions addressed users of the facility, hours (10/23/1991) of operation, noise generation, site layout and screening. Amendment of Conditional Use Planned Development Approved (Case 91SN0221) to permit outside agencies’ use of the 13SN0500 (03/13/2013) County’s driver and fire training facilities at the Public Safety Training Center. PROPOSAL Replacement and relocation of the existing Johnson Creek Wastewater Pump Station is planned. The new wastewater pump station would replace the existing station at 14301 Spruce Avenue. The new site is located on 7.4 acres at the eastern terminus of Hubert Lane, within the western portion of the parcel that contains the Chesterfield County Public Safety Training Center. Access to the wastewater pump stationwould be across Hubert Lane, which is county-owned right-of-way. Hubert Lane is a gravel and dirt road that currently provides access to five (5) single-family dwellings. DEVELOPMENT STANDARDS Development of the wastewater pump station would be required to meet the Emerging Growth Design District standards relative to architecture. There is an existing six (6) inch water line 2,000 feet east of the requested site. 716SN0720-2016SEP28-BOS-RPT ENVIRONMENTAL Drainage, Erosion and Water Quality Staff Contact: Rebeccah Ward (804-748-1028) wardr@chesterfield.gov Stormwater Issue Discussion/Conditions Property is located within the Johnson Creek Watershed Geography Drains directly to Johnson Creek Prior to any proposed improvements, a Resource Protection Area Designation (RPAD) along Johnson Creek must be submitted and Environmental reviewed by the Department of Environmental Engineering- Issues Water Quality Section. A Water Quality Impact Assessment (WQIA) will be required if the project encroaches into the RPA (administrative process). The building should be located outside the floodplain limits of Johnson Floodplain Creek. Ifthis is not possible, the building mustbe floodproofedto one foot above the 100-yearfloodplainelevation.
