Other uses within the Light Industrial (I-1) Zoning District would also be permitted. The Airport would have the ability to control what light industrial uses would be allowed within the airport compound (fenced airport area) to ensure such uses are compatible with airport operations. The Applicant has indicated use of the property is planned to: Enhance the safety and improvement of the airport noise abatement footprint by increasing the amount of airport land buffer to the north; and Enhance economic development through the increased income by basing additional corporate and private aircraft at the airport, likely within the existing airplane hanger. There is a possibility that a private road to provide emergency access for Fire Station 15, located on Airfield Drive, would be constructed through the property. It is important to note that prior to construction of any access, the location and design of the road would have to be approved through plans review. The property is located within an Emerging Growth Design District. The Zoning Ordinance includes standards for development within this District that address setbacks, buffers, screening, architectural treatment and landscaping.
