An outparcel building in the development is currently under construction and will serve as space for a future restaurant. The restaurant desires to install building mounted signage that illuminated (Attachment 3). This signage does not comply with Proffered Condition 4 (Attachment 2) which states that building mounted signage be limited to internally illuminated channel letters on a raceway painted to match the building. Previous conditions of zoning restricted freestanding and building-mounted signage for the project. restrictions on freestanding signage (monument style sign constructed with compatible building materials) and eliminate the portion of the proffered condition relative to building mounted signage. Therefore, the zoning ordinance would regulate the area, location and illumination of building mounted signage.
