Specifically, the applicant requests to amend a proffered condition to allow building-mounted
signage to comply with current ordinance standards.
Building-mounted signage for a commercial tenant is planned. The signage does not comply with
the current condition of zoning which requires building-mounted signs to be internally
illuminated channel letters located on a sign raceway.

Proposal
The request properties are currently being redeveloped for a mix of commercial and office uses.
An outparcel building in the development is currently under construction and will serve as space
for a future restaurant. The restaurant desires to install building mounted signage that
illuminated (Attachment 3). This signage does not comply with Proffered Condition 4 (Attachment
2) which states that building mounted signage be limited to internally illuminated channel letters
on a raceway painted to match the building.
Previous conditions of zoning restricted freestanding and building-mounted signage for the
project. restrictions on freestanding signage (monument
style sign constructed with compatible building materials) and eliminate the portion of the
proffered condition relative to building mounted signage. Therefore, the zoning ordinance would
regulate the area, location and illumination of building mounted signage.

The Applicant hereby amends Proffered Condition 4 of Case 10SN0273 to read as follows:
Signage. All freestanding signs shall be a monument style. The base/structure of each
sign shall be constructed of complementary materials and colors as the building which it
advertises. (P)
