Recommend approval for the following reasons:
The requested zoning and land uses conform to the F~stern Area Land
Use and Transportation Plan which designates the property for
commercial uses.
The proposed zoning and land uses are comparable to, and compatible
with, existing development on the request site, as well as area zoning
and development to the north and south.
The development standards of the Zoning Ordinance will further ensure
quality development and compatibility with the surrounding area.
