LAND USE
Comprehensive Plan:
Lies within the boundaries ofthe Northern Area Land Use and Transportation Plan which
suggests the pr°Perty is appropriate for office use.
Area Development Trends:
Adjacent properties to the north are zoned Residential (R-40), Agricultural (A) and Corporate
Office' (0-2) and are occupied by the Norfolk Southern Railroadand Huguenot Road rights
of way, the Bellgrade development and a church. Adjacent properties to the south and east
are. zoned R-MF and are occupied bY a church use or remain vacant; Multi-family residential
development is currently under construction on property-tothe east, transitioning to single-
family residential land uses east of Cranbeck Road. An existing mini-warehouse facility is
located on adjacent property to the west.
Zoning Historg:
On May 24, 1978, the Board of Supervisors, upon a favorable recommendation from the
Planning Commission, approved a ConditionalUse (Case 788046), for an antique shop in an
Agricultural (A) District. Approval of Case 78S046 was granted for a limited time period
and has s'mce expired.
On February 24, 1999, the' Board of Supervisors, upon a favorable recommendation fxom the
Planning Commission, approved rezoning from Agricultural(A) to Corporate Office (O-2)
with Conditional Use to permit mini-warehouse use and with, Conditional Use Planned
Development to permit two (2) dwelling units for the owner/°Perator of the business.and a
setback exception. (Case 99SN0183)
On August 22, 2001, the Board of Supervisors, upon a favorable recommendation from the
Planning Commission, approved rezoning from Corporate Office (O-2) to Agricultural (A)
with Conditional Use and Conditional Use Planned Development-to permit mini-
storage/mini-warehouse facility, outside storage of boats,- motor vehicles and recreational
vehicles and exception to Ordinance requirements. (Case 01SN0255)
Current Proposal:
Through the original zoning (Case 01 SN0255),-the applicant addressed concerns of adjacent
property owners' relative to minimizing the view of the proposed-mini-storage warehouse
facility from their properties through Proffered Condition 12-which required additional
landscaping along the rear property line.

The developer is proposing to amend Proffered Condition 12 to provide~for.landscaping in
accordance with the current Ordinance rather than requiting!-specific plant materials.
Specifically, Proffered Condition 12 readS as follows:

The amended proffer will accomplish the intent of the original eOndi~on._Since the :approval
