Proposal
A commercial kennel for the boarding and grooming of dogs is proposed on the subject
property. The applicant plans to lease the property to a business, Dogtopia, to operate the
commercial kennel. The C-2 Zoning District permits commercial kennels subject to Conditional
Use approval however outdoor dog runs are prohibited. The proposed use would be completely
within a portion of the existing building (approximate gross floor area of 6,900 square feet) and
would not permit any outdoor dog runs. The applicant also proposes a retail pet store within
the building, which is a use permitted by-right in the C-2 District. The existing building is located
approximately 235 feet from the closest property occupied by a residence.

CONDITIONS
1.Use. The Conditional Use approval shall be granted to and for Dogtopia, exclusively, and
shall not be transferable or run with the land. (P)
2.Use Limitations. Keeping of animals shall be entirely within the enclosed building. No
outdoor run areas shall be constructed to accommodate this use. (P)
3.Waste Storage and Disposal. The areas associated with the keeping of the animals shall be
cleaned and made free of waste daily so as to eliminate odors and the proliferation of
insects. All solid animal waste shall be collected daily and stored in plastic containers with
lids. Such container(s) shall be legally disposed of offsite at least once each month. (P)
