The applicant plans to lease the property to a business, Dogtopia, to operate the commercial kennel. The C-2 Zoning District permits commercial kennels subject to Conditional Use approval however outdoor dog runs are prohibited. The proposed use would be completely within a portion of the existing building (approximate gross floor area of 6,900 square feet) and would not permit any outdoor dog runs. The applicant also proposes a retail pet store within the building, which is a use permitted by-right in the C-2 District. The existing building is located approximately 235 feet from the closest property occupied by a residence.
