SUMMARY
A trailer used in conjunction with a mobile clothing business is currently parked on the property
without the requisite zoning. The trailer does not comply with ordinance limitations for a home-
based business relative to size and parking location and/or screening. Approval of this conditional
use would bring the use into compliance with the ordinance.

Proposal
The applicants have been parking a trailer associated with a home-based mobile clothing business
on the subject property since October 2016 without the required zoning.
In November 2016, the Planning Department received a complaint relative to the parking of a
trailer in the front yard of the property. it was noted that the trailer,
which measures 26 feet in length by 8.5 feet in width, has two axles and weighs 7,000 pounds, was
parked in the driveway in the front yard.
The Zoning Ordinance permits a business from the home within a residential district subject to
restrictions. These restrictions include limitations on the size and location of trailer used in
conjunction with the home based business as follows:
Trailer does not exceed 1 axle, 13 feet in length and 3,200 pounds.
Trailer is parked, except for during loading or unloading, either in the rear yard, or it is
screened from view of adjacent property and roads.

ATTACHMENT 1
CONDITIONS
Note:
The following conditions are recommended by both the Planning Commission and Staff.
1. Use. This Conditional Use approval shall be for the parking of a trailer (mobile clothing
store) having no more than two (2) axels and no greater than twenty-six (26) feet in length.
The trailer shall not exceed 7,000 pounds. (P)
2. Non-Transferable Ownership. This Conditional Use approval shall be granted exclusively to
Teresa Marie Cryderman and Alan Lee Cryderman, and shall not be transferable nor run
with the land. (P)
3. Proposed Trailer Location. The trailer shall be parked within the side yard and no closer
than 12 feet to the left side property line, as shown on Exhibit A. (P)
4. Employees and Clients. No employees, other than family members who reside on the
premises, of the business shall be permitted on the property. No clients shall be permitted
on the property. (P)
5. Improvements. No external alterations to the dwelling or property shall be permitted to
accommodate the business. (P)
6. Additional Vehicles. Only one (1) additional vehicle associated with the business shall be
operated for the towing of the trailer (mobile clothing store). (P)
7. Signage. There shall be no signs identifying this business use. (P)
