SUMMARY
A fast food restaurant is currently located on the property.

compatible with those approved for the building replacement.
Commission Discussion:
Mrs. Freye noted no citizens attended the community meeting and the
elevations offered for the remodeled restaurant include quality elements
comparable to those approved for the replacement building. She added that
the redevelopment will be an enhancement to the corridor.

Case Number Request
Conditional Use Planned Development to permit exceptions to ordinance
16SN0711 standards relative replacement of an existing fast food restaurant. Specifically,
Approved exceptions were approved to reduce drive widths and required numbers of
(7/2016) parking spaces, and to increase permitted signage for a new dual drive-thru.
Approved conditions included elevations for the planned new building.
Proposal
to demolish and reconstruct the existing restaurant and had received zoning approval which
included elevations of the new building (Case 16SN0711 Attachment 3). With the proposed
building remodel, rather than reconstruction of a new restaurant building, the applicant is
seeking approval of alternative building elevations (Elevations - Attachment 2). The proffered
condition would require the remodeled building to be substantially compatible with the
attached elevations, including materials, color and style. (Attachment 1)
Rather than an entirely brick building as planned and approved with the 2016 case, the
proposed elevations represent how the existing building would be remodeled. The elevations
would permit the existing building façade of brick and exterior insulated finishing system (EFIS)
material to be painted a brick color as identified on the elevations (Attachment 2). The use of
stone on the proposed remodeled building exterior adds comparable quality and style to that of
the approved elevation. In addition, a 24-inch wide cornice is planned as identified on the
elevations (Attachment 2).
