Approved (10/1977) Proposal The subject property is comprised of three buildable lots that together form a 6.4 acre zoning lot. The applicants purchased the three (3) subject properties in 2010 located on the lot addressed as 4300 Newbys Bridge Road and accessory structures are located on all three lots (Attachment 2). To reduce the impact of large accessory structures on area residential development and to ensure accessory buildings are appropriately in scale with the primary dwelling, the Zoning Ordinance limits the permitted gross square footage of all accessory structures on a lot so as not to exceed the gross square footage of the primary dwelling. A conditional use planned development is requested to permit the construction of a new detached garage that, in conjunction with other existing detached accessory structures, will exceed the gross square footage of the principle dwelling. Accessory Structure Square Footages The request property contains a principle dwelling (3,621 square feet in area) and four (4) accessory structures (3,490 square feet). The proposed garage is 1,500 square feet. Cumulatively, the accessory structures equal 4,990 square feet, exceeding the gross square footage of the principle dwelling by 1,369 square feet. While the accessory structures exceed ordinance standards related to square footage allowed, the larger lot size and multiple smaller buildings reduce the visual impact of the cumulative square footage of the accessory structures.
