Note: Conditions may be imposed or the property owner may proffer conditions. SUMMARY A single-family residential subdivision (Glebe Point Estates) is currently under development. The applicant is using a dwelling in the neighboring Matoax Hundred subdivision as a model home for the marketing of homes in Glebe Point Estates. The Zoning Ordinance permits a model home as a restricted use in residential districts. One such restriction is that the model home is used only to market the development in which it is located. The model home is not meeting this limitation, necessitating a conditional use. WITHDRAWAL On April 2, 2018, a certificate of occupancy was granted for a new model home within the Glebe Point Estates subdivision. No longer necessitating a conditional use, on April 4, 2018, the applicant withdrew this application. The Director of Planning will announce this withdrawal at the Board of Supervisors hearing. Planning Commission 01/16/18 Action DEFERRED TO MARCH 20, 2018 MOTION 3/20/18 Citizen Comments: One citizen spoke in opposition to the request stating the applicant has had ample opportunity to relocate the model home, and expressed concerns relative to speeding and dumpster locations associated with construction activity. Commission Discussion: Mr. Sloan stated that a community meeting was held where neighbors in the Glebe Point Estates subdivision expressed their concerns relative to the new location of the model home, and impacts of the existing model home and construction activities. The applicant had agreed to address these concerns during the previous deferral period. He noted it was appropriate to move forward with this case.
