The Board of Supervisors of the County of Chesterfield, on Wednesday February
g..~, 1991, beginning at 2:00 p.m. in the County Board Room at Chesterfield
County Administration Building, Chesterfield, Virginia, will take under
consideration the granting of Mobile Home Pern~its on the parcels of land
described herein.
It shall be the policy of the Board of Supervisors that approval of a mobile
home permit to park a mobile home on a parcel of land shall be subject to com-
pliance with the following Standard Conditions:
1. The applicant shall be the owner and occupant of the mobile home.

No lot or parcel may be rented or leased for use as a mobile homm
site, nor shall any mobile home be used for rental property. Only
one (1) mobile home shall be permitted to be parked on an individ~al
lot or parcel.
The minimum lot size, yard setbacks, required front yard, and other
zoning requirennents of the applicable zoning district shall be
complied with, except that no mobile ho~ shall be located closer
than 20 feet to any existing residence.
No additional permanent-type living space may be added onto a mobile
home. All mobile homes shall be skirted but shall not be placed on
a permanent foundation.
Where public (County) water and/or sewer are available, they shall
be used.
Upon being granted a Mobile Home Permit, the applicant shall then
obtain the necessary permits from the Office of the Building Offi-
cial. This shall be done prior to the installation or relocation of
the mobile home.

Any violation of the above conditions shall be grounds for revoca-
tion of the Mobile Home Permit.
91SR0129: In Matoaca Magisterial District, GLADYS T. CHILDRESS requests
renewal of Mobile Home Permit 86SR032 to park a mobile home in a Residential
(R-7) District. The density of the proposal is approximately .61 units/acre.
The Comprehensive Plan designates the prope=ty for residential use of Y.51 to
4.00 units/acre. This property fronts the south line of Tipton Street,
approximately 90 feet west of Hill Street, and is better known as 2905 Tiptan
Street. Tax Map 149-14 (12) Milhorn Tract, Block C, Lot 4 (Sheet 41).
The first permit was issued January 28, 1981.
The mobile home is located on property belonging to the applicant.
The property is served by public water and~sewer.
Staff finds there are two (2) mobile homes located within one-q,,avter (1/4)
mile of this property.
This request, which is for seven (7) years, appears to be in character with
the neighborhood at the presemt time. The mobile home is located in an area
designated by the Southern Area Lmnd Use and Transportation Plan for medium
density residemtiat use. Adjacent propert-y· is zoned Residential (R-7).
Development in this area has started and gives the neigkbo=hoOd a stable
residential character. Wendover Hills Subdivision is currently being
developed within one-q%~arter (1/4) mile to the eest of this

renewal of Mobile Home Permit 86SR030 to park a mobile home in a Residential
(I{-7) District. The density of the proposal is approximately 2.17 uni~acr~.
The Comprehensive Plan designates the property for residemtial, use of 1.51 to
4.00 units/acre. This property fronts the north line of Pertock 1{Oad,.
opposite of Quail Oaks Avenue, and is better known as 2634 Perlock Road. Tax
Map 81-12 (3) Quail Oaks, Section 2, Block 4, Lot 8 (Sheet 23).
The first permit was issue~ on May 5, 1971, for Mr. and Mrs. Richar~ R.
Philips. However, Mr. Donald Gene Miller, Jr. b, as been the applicant axed tLaS

The mobile home is locate~ on property belonging to the applicant.

Staff finds there ara two (2) mobile homes located within one-quarter (1/4)

Worsham Trailer Park and Holiday Trailer Park~
This request, which is for seven (7) years, appears to be in character with
the neighborhood at the present time. The mobile home is located in an area
designated by the Central Area Land Use and Transportation Plan for medium'~
density residential %use. Adjacent property is zoned Residential (1{-7).
Development in this area hm-~ stz~-ted and gives the neighborhood a stable
residential character.
Because of the present, an~ the potential for future: development in this sm~,

BROWN request renewal of Mobile ttome Permit 86SR031 to park a mobile home in a
Light Industrial (M-i) District. The project density will comply with County
development standards. The Comprehensive Plan designates the property for
commercial use with density to be controlled by zoning conditions or Ordinance
standards. This property fronts the north line of Midlothian Turnpike,
opposite of Wadsworth Drive, and is better known as 8610 Midlothian Turnpike.
Tax Map 28-2 (1) Parcel 3 (Sheet 8).
For security purposes, the mobile home is used by the caretaker of the
mini-warehouse facility. The mobile home is screened from view of adjacent
businesses and rights of way.
The first permit was issued on January 28, 1981.
The mobile home is located on property belonging to the applicant.
The property is served by public water and sewer.
Staff finds there are no mobile homes located within one-quarter (1/4) mile of
this property.
This request, which is for three (3) years, appears to be in character with
the neighborhood at the present time. The mobile'home is located in an am~a
designated by the Northern Area Land Use and Transportation P!mn for general
commercial use. Adjacent property is zoned Office Business (0) and General
Business (B-3). Development in this area has started and gives the area a
commercial character.
Because of the present development in this area, staff believes that the ~Board
should advise the applicant to look upon this request as a temporary dwelling
and, if approved, it may or may not necessarily be renewed..
