REQUEST
Amendment of zoning approval (Case 89SN0118) relative to signage in a General Business (C-5)
Zoning District. Specifically, deletion of Condition 4 is proposed to permit a freestanding sign in
compliance with ordinance standards.

SUMMARY
The property is an outparcel of the Rockwood Square Shopping Center and developed for a fast food
restaurant use. Condition 4 of Case 89SN0118 limited signage on this property and two adjacent
parcels fronting Hull Street Road (occupied by a motor vehicle repair business and a golf park) to one
freestanding sign. The vehicle repair business uses the one sign permitted by the 1989 zoning. In
2001, a zoning amendment was approved to permit the golf park an individual freestanding
outparcel sign. The applicant plans to erect a freestanding sign to identify the fast food restaurant.
Deletion of the 1989 sign restriction is requested for the request property (the remaining outparcel)
to assist in identification of the restaurant use. The proposed freestanding sign would comply with
Zoning Ordinance standards for outparcel signage.

Proposal
The subject property is part of the Rockwood Square Shopping Center development. Existing
zoning (Case 89SN0118) permits one freestanding sign, not to exceed an area of twenty (20)
square feet and a height of eight (8) feet, on the request property and two adjacent parcels
fronting Hull Street Road. This freestanding sign was located on the adjacent parcel to the
northwest to identify a motor vehicle repair business. In 2001, the Board approved deletion of
this sign limitation on property occupied by a golf park, permitting a freestanding outparcel sign
in compliance with Ordinance requirements. The applicant plans to erect a freestanding sign
on the request property to identify the existing fast food restaurant (Taco Bell). Deletion of the
1989 sign condition limiting the number of freestanding signs would permit the proposed sign
on the request property to be controlled by Ordinance requirements.
The Zoning Ordinance would permit a freestanding sign for this outparcel, in compliance with
requirements for outparcel signage in a nonresidential community, at eight (8) feet in height
and twenty (20) square feet in area (Exhibit A - Attachment 1).

facilities currently or planned in close proximity to the proposed sign. The applicant is reminded
