Manufactured home was replaced with a 2001 model
in 2007.
A manufactured home has been located on the subject property since 1985. Approval for the
manufactured home was renewed in 1988 (Case 88SN0233)by the brother of the current
applicant (Kenneth Overacre). In 2003 Bonnie Nuckoles was the sole applicant. On December 15,
2010, the Board of Supervisors approved the most recent permit (11SN0164) for seven (7) years,
expiring December 2017.
PROPOSAL
The applicantis seeking renewal of themanufactured home permit for an additional seven (7)
years.
Since 2003, Ms. Nuckoles has been the owner and occupant of the manufactured home. Ms.
Nuckoles is in compliance with conditions imposed by the Board of Supervisors in 2011. Staff’s

inspection of the property revealed the manufactured home and property to be maintained in
good condition.The manufactured home sits approximately 240 feet off the right of way of Hill
Road with minimal view shed from the right of way. Additionally, the home is approximately 50
feet off Old Zion Hill Road with some existing vegetation between the right of way and the
manufactured home.No known complaints have been received relative to this use.
ACCESS
Although the subject property fronts on, and is addressed from,Old Zion Hill Road, the access to
the property is a shared driveway from 6716 Hill Road. The access is sharedby the applicant and
her brother who resides in the manufactured homelocated at 6716 Hill Road (Case 14SN0116–
Map 2).This access has recently been re-graveled.
