Renewal of Manufactured Home Permit 97SR0122 to park a manufactured home
in a Residential (R-7) District.
RECOMMENDATION
Recommend approval for the following reasons:
A. This request is for renewal of a previously approved manufactured home permit.

CONDITIONS
1. The applicant shall be the Owner and occupant of the manufactured home:
Manufactured Home Permit shall be granted for a period notto exceed seven (7)
years from date of approval.
No lot or parcel may be rented or leased for use as. a manufactured home site nor
shall any manufactured home be used for rental propertY.
No additional permanentrtype living space, other :.than the existing additiOns;may
be added onto the manUfactured home.. Use of the eXiSting addition~ to'
manufactured home may be continued during the renewal. Period; however, such
additions may not be enlarged, extended, reconstructed; Substituted Or stmcturaily

The applicant is requesting renewal
manufactured home in a Residential (R,7) District. The first permit was-isSued on July 13, 1977:
The manufactured home is located, on property belonging to the applicant.
Staff's previous field inspections in 1989. and 1997 revealed that additional living spaces have
been added onto the front and' rear of the home. Evidence had been submitted that a building

permit (No. 80-1457) to add a room to- the rear of home was issued in April 1980 .and another
building permit (No. 82-0434)to add a'room to the rear was issued in March 1982. These
additions Were constructed before the Standard Mobile (Man ~ufactUred)Home Conditions: Were
first imposed, which restricted anYad~tiOns to mobile (manufacmred)hOmes~ in 1984. Staffs
field inspection for case 05SR0179 sh0We, d the additional livingli:Spaces still in place. Therefore,
staff recommends that the previoi~sly amended Standard Condition 4 be .approved as noted
herein.
This request, which is for seven (7) years, appears to be in character with the neighborhood at the
present time. The manufactured' home. iS located in an area designated by the Jefferson Davis
Corridor Plan for residential use. Adjacent properties are zoned. Residential (R-7). Development
in this area gives the neighborhood a stable residential character.
If this were a new request, staff would recommend denial; however, since a manufactured home
has been parked on the subject propertY since 1977, staff would recommend approval subject:'t0
the aforementioned conditions.
Because of the potential for future development in this area, staff believes that the Board shoUld
advise the applicant to look upon this request as a temporary dwelling and if approved, it may or.
may not necessarily be renewed.
