A. This requcst is tbr re~ewal of a previously approved manufactured home penn/t.
B. This rcquest will not have an adverse impact on the character of this residenflat
CONDITIONS
1. The applicant shall be the owner and occupant o±' the manufactured home.
2. Manufactured home permit shall bc granted for a period not to exceed seven (7)
years fi'om date of approval.
3. No lot or parcel may be reacted ~)r leased for use as a manufactured home site nor
shall any manulhctured home be used ibr rental propcrt-y.
4. No additional permanent-type living space may be added onto a. manufactured
home. All mmmfncmred homes shall be skirted but shall not be placed on a
permanent Ibundation.

This reqnest, which .is for seven (7) years, is located in an area suggested by the Matoaca Village
Plan for residential use of one (1) unit per acre or tess. Adjacent properties are zoned
Agricultural (A), Residential ('R-7 and R-t 2). DeveloFment in this area has started and gives the
area a stable residential character.

Staff visited the subject property and observed a well-maintained doub'lewide manufactmed
home. The manufactured home is well butl~zred and screened i?om adjacent properties and
Hatloway .Ave~ue. If this were a new request, staff would .recommend denial; t'~owever, since the
manuhctured home has been parked on the subject property since 1997 and is well. buffered
from adjacent properties, staff would recm~.~.me.l~d approval subject to the aforementioned
conditions.
Staff notes that Charles iF. Partin Estates and McCormick 'Woods, which are older subdivisions
arc developed to thc south. Or& Forest Estates is being developed to thc north of this propcrty
with other subdivis/ons being considered in the area.
Because of the potential for future develol:n'nent in this area, staff believes that the Board should
advise the applicm~t to look 'upon this requesi' as a temporary dwelling and ifapproYed, it may or
may not ~ecessarily be renewed.
Staff recommends approval of this request for seven (7) years, subject to Conditions I through 4,
as noted hereto.
