REQUEST: Rezoning from General Industrial (M-2) to Heavy Industrial
(M-3). Applicants plan to build and operate chemical storage
terminal.
GENERAL LOCATION: Bermuda Mag. Dist.; property fronts north line of
Gettings Lane and located approximately 1700 feet east of its inter-
section with Jefferson Davis Highway. Tax Map 67-12. (5) Bellwood
Addition, Lots D & G, (Sheet 23).
SUBJECT PARCEL: 1.25 acres, zoned General Industrial (M-2) and
occupied by office and warehouse.
ADJACENT PROPERTY: Zoned Gen Ind (M-2) and Hvy Ind (M-3).

UTILITIES, SOILS, DRAINAGE AND EROSION: Public water is available.
A 4" water line is located on site. Water is not readily available
for firefighting.
Property located in Kings].and Creek sewage drainage area. Public
sewer may not be available to serve property. Closest trunk sewer
is located along Kingsland Creek at 1-95.
Soils are sandy loam, nearly level and under present conditions,
have only a slight chance for erosion. Soils are poorly suited
for proposed use due to extreme wetness. Seasonal water table
is 0 to 6 inches in depth. Roadway construction on parcel will be
difficult.
Property located in Kingsland Creek drainage area. Due to flat
topography, drainage problems are being experienced. Prior to
clearing or construction, site plan and erosion control plan must
.be approved by County.
PUBLIC FACILITIES: Property will be served by Bensley Fire Station,
Company Number 3. Fire service capability is adequate to serve
property; fire hydrant located 1500 feet from property.
TRANSPORTATION AND TRAFFIC: Property fronts along Shell Road on
north and Getting Lane on south. Both roads are dedicated but have
not been built to State standards. Application does not indicate
which road will be used for ingress and egress to reach property.
Staff believes that whichever road is used should be built to
State standards in order to provide satisfactory means of ingress
and egress for emergency vehicles to reach parcel. Highway
Department's 1976 Primary and Secondary road average daily traffic
counts are shown on attached map.
LAND ASSESSMENT: Appraised value - $36,560. Use should not have
adverse effect on adjacent and area property values.
GENERAL PLAN: Industrial use.
DISCUSSION: Applicants who are the property owners, request rezoning
from General Industrial (M-2) to Heavy Industrial (M-3). Appli-
cants plan to build and operate a chemical storage terminal on the
property.
This request is located in an area which has been developed or is
being developed for a mixture of industrial uses. Staff believes
that the proposed use will be compatible with existing and future
area land uses.
