(A) District and a Conditional Use Planned Development to permit exceptions to
Ordinance requirements.
PROPOSED LAND USE:
A real estate ofiSce and a contractor's office are planned. Specifically, the
applicant plans to convert an ex/sting single family residence for offic.~" use.
Exceptions to the number of required parking spaces and parking setbacks
Tucker Road are requested.

Recommend approval for the ibltowing reasons:
The Central Area Plan suggests the property is appropriate ibr a mix of uses to
include protbssionat, business, industrial and adminisn'ative offices. Al. thou~h a
contractor's office is generally considered a commercial use, the recomme~ded
condition m~d proftbrcd conditions limit the scale, chm'acter and intensity of this
operation to that ora business office; theretbre, the proposed use confor'ms with
the Plan.
Providing a [i'[RST CHOICE community through excellence in public ser~ ice
Existing development standards and proposed conditions further ensure land use
compatibility with existing a:nd anticipated area residential, auld office
development.
The proposed exceptions to bulk requirements are appropriate given, that tbe use is
temporary.

This Conditional Use shall be granted for a period of no more than
ten (I0) yem's fi'om the date of approval and shall 'be limited, to Bill
Croxton and Compm~y or Croxton, Inc. for their use only and shall

Signage shall comply with the requirements of the Zoning

With the excelption of norma! maintenance and improvements
necessary to meet the building code, there shall be no additions or
exterior alterations to the structure to accommodate this use other
than a garage containing a maximum of 600 square .fbet gross floor
area. Such garage shall be architecturally compatible with the
existing dwelling on the property, as required by Section 19-570 of
the Ordinance ~br buildings within the same p~iect. (P)

one (I) entrance/exit. The exact location of this entrance shall be
determined by the Transportation Department. (T)
Prior to any site plan approval, 100 feet of right of ~vay on the east
side of Route I0 and thirty (30) tket of right of way on the south
side of Tucker Road, measured Ir. om the centerlines of those roads
immediately a4jacent to the properly, shall be dedicated, fi'ee and
unrestricted, to and for the benefit of Chesterfield County. ('T)
