A private school use is planned.
PLANNING COMMISSION' RECOMMENDATION
RECOMMEND APPROVAL SUBJECT TO THE CONDITIONS ON PAGE 2.
STAFF RECOMMENDATION
Recommend approval Ibr the following reasons:
A. The requested use complies with the .Route 360 Corridor Plan which suggests the
property is appropriate tbr mixed use corridor uses and community mixed use.
B. The proposed use is compatible with anticipated area deveI, opment.

Except where the requirements of the underlying A zoning are
more restrictive; any new development fbr school use shall
con.'tbrm to the requirement of the Zoning Ordinance for office
uses in Emerging Growth Areas and the Route 360 Corridor East
Corridor focus area. (P)
The setback criteria shall apply to any outdoor play fields, courts,
swimming pools and similm- active recreational areas:
With the exception o:f playground areas which
accommodate swings, jungle gyms or similar such
~hcilities, all active play fields, courts, swimming pools or
similar active recreational thcilities which could
accommodate organized sports such as football soccer,
basketball., etc., shall be located a minimum of lO0 feei

694-8853 and 760-695-7244 and 8022 and fro.m Foxberry
and Surreywood Subdivisions. Within this setback,
existing vegetation shall be supplemented, where
necessary, with landscaping or other devices designed to
achieve the buffering standards contained in Section 1%
522 (a)(2) of the Zoning Ordinance.

Playground areas which accommodate swings, jungle gyms
or similar such lhcitities shall be setback a minimum of
