The Bui'ord Fire Station, Company Number 9, and Forest View Vohmteer Rescue Sq.uad
currently provide fire protection axed cmcrgcncy medical service. This request will have
minimal impact on fire and emergency medical sewices.
The property (8.3 acres) is currently zoned Agricultm-al (A), m~d a church (B~hany .Place
Baptist Church) has been dc'velopcd on thc property. The applicant is requesting renewal
of a Conditional Use to pemfit the operation of a privale school on the property. The
request will not limit the re,tuber of students enrolled at this school; theretbre, it is
ditticult to anticipate trallic generation.
Vehicles generated by the school will be distributed along Pro,ddenc.e Road, which had a
200.3 Waffle count of t0,729 vehicles per day. '7["his section of Providence Road has
twcnty-lbur (2% ibm wi.dc pavement with six (6) $bot wide shoulders. Based on the
cra'rent volume of traffic dm'lng peak hours, Providence Road is at capacity (Love.1 of
Service E).

The Thoroughfare Plan identifies Providence Road as a major arterial. In conitmction
with development of Bethany Place Baptist Church, two (2) accesses were provided onto
Providence R.oad and a right mm lane was constructed along Providence .Road at the
southernmost access~ Based on Transportation Department standards, a left turn lane
along Providence Road is wt~rraated with enrollment of more than sixty'4wo (62) students
at this private school. The original Conditional Usc l. br the private school wa~ approved
wilt~om' a rcqniremcnt to provide 'the left turn lane or iinqi~ enrollment at thc school to
six~'-m~o (62) students.
The applicant currently has approximately 100 students enrolled at the school The
applicm~t is not willing to provide the turn lane along Providence Road.

family and townhouse residences within subdivisions and on acreage pamels to the north,
soufl~ and west. Propc. tties to the east are currently vacant, it is anticipated that residential

On J'unc 3, 1987, the Board of Zoning Appeals approved three (31) Variances, permit'ting two

The request property has been developed as a chin-ch wdth associated parking facilities. The
applicant could continue to use the existing lhcilities to accommodale the private school usc
or consn-uc~ additional facilities for such use. The operation of the proposed school must be
in conjtmcfion with a church use on tile site. (Condition t )
